In fact, if your CPA is doing their job right, your taxable income probably looks a lot lower than the actual cash flowing through your business. For the IRS, that’s a win. But for a traditional big-box bank? It’s a "thanks, but no thanks." They want to see those neat little W-2s and a steady two-year history of traditional earnings.

What is a Bank Statement Loan?

A bank statement loan is a type of Non-QM product where I use your actual bank deposits, not your tax returns, to calculate your qualifying income. It’s the ultimate solution for the self-employed because it looks at the gross revenue your business generates rather than the net profit left over after your accountant works their magic.

How It Works: The 12-to-24 Month Audit

12 or 24 Months of Statements: I typically look at your personal or business bank statements over the last year or two. I’ll add up all the eligible deposits to find your monthly average. ✔ Expense Factor: For business accounts, I apply a standard "expense factor" (often around 50%) to account for your overhead. However, if you have a low-overhead business (like a consultant or developer), we can often use a CPA letter to justify a much higher income percentage. ✔ Two-Year Business History: Generally, you need to show you’ve been self-employed for at least two years. ✔ The "Same Industry" Exception: If you’ve only been on your own for a year but worked in the exact same field for years before that, I can often make a case for your approval.

One of the biggest misconceptions about bank statement loans in California is that they are only for "small" houses. That couldn't be further from the truth.

Because we aren't bound by the standard conforming loan limits that restrict traditional buyers, we can go much higher. Whether you're looking at a tech-hub condo or a sprawling estate in the hills, the flexibility is there:

Jumbo Non-QM Limits: I can offer bank statement loans for amounts up to $3 million, $4 million, and even higher for the right file. ✔ Primary and Secondary Homes: Whether this is your main residence or a weekend getaway in Ojai, these programs apply. ✔ 10% to 20% Down Payments: While a 20% down payment is standard for the best rates, I have programs that allow as little as 10% down for buyers with strong credit.
